For a fairly young company, K2 Urbancorp has a long history of building homes of distinction. Well known for styles harkening our memory back to the 1920's, K2 Urbancorp has become synonomous with slanted bungalow columns and deep rocking chair front porches. Now, K2 is busy preparing its largest development yet, a 36 acre project located just inside Capital Circle Northwest and Mahan Drive. Named Evening Rose, after an existing dirt road that runs through the heavily wooded acreage, the development promises to be one of Tallahassee's first true Traditional Neighborhood Developments (TND).
"A true TND represents the towns and villages built prior to World War II," says K2 Urbancorp Chief Executive Officer David Wamsley. "People are tired of the constant sprawl this country has undergone in the past several decades, where you need a car to drive to every amenity." Wamsley explains that Evening Rose will combine a traditional mix of single and multi-family homes, live/work units and residential condominiums and will all be built within walking distance of a town center filled with office space and retail amenities. "Imagine being able to walk to the community center, library, corner pub or grocer after a long day at work."
The 13.6 acre Evening Rose Town Center will feature an entrance drive rimming an organic natural foods market, a mix of fine and casual dining, European boutique shops, a day spa and salon and additional small and medium office and retail amenities. The town center will gracefully cascade amongst beautiful existing live oaks. The plaza will create both a quiet refuge and hub of activity. Townhome and live/work units complete the bookend to the west for a seamless transition to the Evening Rose residential community.
The residential community, now under construction, will have an eclectic mix of single family attached and detached homes in diverse architectural styles, including Bungalow, Arts and Crafts, Low Country and English Cottage, North Florida Vernacular, Tudor, Spanish Mediterranean, Florida Cracker and Modern Dwell. The mix of unique styles and character is a true nod to the greatest neighborhoods of the past. The styles and the price ranges will vary greatly, replacing the cookie cutter streets that are hallmarks of current suburbia. "The idea is to revive key ingredients of old towns and create a friendlier neighborhood setting that fosters the bonds of community," said Wamsley.
From narrower streets with parks and public spaces woven into the community, to a true Main Street of useful shops and amenities, Evening Rose promises to break the mold. "So far, we have sold 90% of the lots we offered in our first release. Tallahassee is excited about returning to the nostalgia of our grandparents neighborhoods and Evening Rose will be a quintessential example of a return to that look and feel."
